Valuing on square footage alone is lazy, crude and plain wrong – it’s how you use the space that counts, says Simon Barnes… 

These days much is made in the property world of “square footage” – the bigger the better. Developers, agents, buyers are seduced by the words “square feet” and the number of digits that follow. However, buyers used to enquire about properties based on the number of bedrooms, reception rooms and how the space flowed. The size and appeal of a London property was measured by the number of rooms and floors, and the property’s overall layout.

The shift to the emphasis and importance of “square footage” dates back to the mid ’90s. Developers were pre-selling developments off-plan, primarily to investors in the Far East, where flats were traditionally smaller. A two bedroom flat in, say, Hong Kong could be half the size of that in London. That’s when the trend for basing value on the amount of square feet first emerged in London. Over recent years, the growth in the UK new build residential market has certainly influenced the focus on square footage as the size of flats are getting smaller, so buyers are focusing again on square footage.
