Alchemi bags planning for new Vauxhall tower

Consented Wyvil Road site reworked by Stiff + Trevillion to deliver 255 private apartments

Planners have OK-ed Alchemi Group’s major new resi-led mixed-use project in Vauxhall.

Acting as Development Manager, the firm snapped up the Wyvil Road site in late 2015 complete with planning for a 305,000 square foot, 36-storey tower delivering 175 private apartments.

The call was taken to rejig the config, and Alchemi brought Stiff + Trevillion on board to resubmit some new plans, which somehow managed to increase the net saleable area by an impressive 62%.

The architects’ brief was to “do the opposite” of its previous incarnation – a glass and steel affair that got a bit lost amongst the neighbouring buildings – and the resulting 360,000 square foot scheme is all about glazed terracotta panels and brick façades (described as a “salute” to the long history of the pottery trade in Lambeth).

The apartment tally has been ramped up to 255, while two separate buildings will house 23 rentable affordable homes and 12,000 square feet of office space. There’ll be another 3,600 square feet of retail space on the ground floor and residents will have access to landscaped gardens plus two private rooftop terraces, with in-house amenities including a gym, pool, sauna, club room and parking.

Lambeth Council gave its blessing last night and work is due to start on site in May 2017, with a provisional completion date of late 2020.

Lance Routh, Architect, Stiff + Trevillion: “When Alchemi bought this site they challenged us to radically reappraise the original consent. We wanted to create a piece of city, centred on a new public space with a mix of uses that will contribute to making this new residential quarter a vibrant part of London. Alchemi encouraged us to design a sophisticated high quality building that will stand out from its neighbours. We sought inspiration from the wave of recent residential developments in Manhattan; this is manifested in the finely crafted bespoke glazed ceramic elevations to the tower.”

We intend for this development to have a character of its own and provide highly designed, inspiring amenity and private residential spaces. We’re also pleased about the timing of this consent. Our development will be completed when the majority of construction and infrastructure will be in place, meaning that our development will be one of the last destinations in the area to be able to live.”
